I have been working with my #Fiverr architect to build $150,000 (max) dream house and while his first attempt was cool, it wasn’t for me. The renderings are included in this post for those who are curious. I’ve been back and forth with him as he works on version 2 and I expect him to deliver those images today. I’m definitely nervous. If he still doesn’t get it, then I may have to rethink our relationship.
I’ve been pretty clear about wanting a house that is a combination of brutalist (See Brutalist architecture) and semi-buried. I’ve also provided features of other houses that I liked.
It’s not just that I’m curious. I can’t apply for the FHA loan without at least the exterior and interior renderings and we haven’t even started on the interior renderings yet. For those not in the US, FHA is a government program which makes it easier for home buyers to buy a house.
In the meantime, I’ve been going over my budget many times. Even though the FHA loan requires that I have a general contractor which will add cost, my budget is still sitting under $125,000. Of course, that still doesn’t include land, that is nothing new.
The key to hitting a budget like that is avoiding finishes as much as possible. Framing and drywall adds up. Expensive tile adds up. Thank God I am a minimalist.
Once I am comfortable with the exterior renderings we will move on to the interior renderings and I will start looking for a general contractor. He and I will have to work out the terms of our relationship within the structure of the loan. Then he has to apply to the lender to be the GC for my project. The lender can approve or reject for any reason.
I’m just getting started and it’s already getting complicated!
